Masaar is the green end of Sharjah's villa market: eight gated districts threaded together by a planted spine, with more than 100,000 trees, trails, pools and sports courts between the homes rather than at the edge of them.
Buyers here are usually choosing space and quiet over proximity to an office, and the unit mix reflects that — family homes rather than short-let stock. Masaar 3 is the current release, sitting minutes from the earlier districts.
Masaar is being delivered in stages, and it is worth knowing which. In Masaar 1, Sendian, Robinia and Kaya have handed over and are occupied; Azalea, Saro and Sequoia are due to begin handover at the end of 2026. Masaar 2 and Masaar 3 remain off-plan. That mix is unusually useful for a buyer — you can walk a finished Masaar street and see the planting grown in, then decide whether to buy into a phase that is still on paper.
