Sharjah property that clears the AED 2M Golden Visa threshold
The threshold is federal, not emirate-specific. That means the same 10-year visa, for a materially smaller cheque than most buyers assume.
How the property route works
- The property route to the 10-year Golden Visa is set at AED 2 million or more in property value.
- The visa is renewable, and the holder can sponsor a spouse, children and domestic staff.
- The threshold can be met with one property or a combination of several.
- Both ready and off-plan purchases can count towards it.
- Mortgaged property can qualify in defined circumstances, usually where your own equity reaches the threshold and the bank issues a no-objection letter.
Visa criteria are federal and change periodically. Nobody can promise you a visa, and any broker who does is selling you something they do not control. Confirm the current requirements with the ICP or a licensed consultant before buying primarily for residency.
What we check before you commit
- 1That the unit's registered value — not the marketing price — meets the threshold.
- 2That the title you are issued is the one you were promised, in writing from the developer.
- 3That the contract is registered with SRERD and payments run through escrow.
- 4What the timing looks like if you are buying off-plan and need the visa sooner.
