Sukoon is Sanzen Developments' gated villa community in Al Tay East, on the quieter side of the Sharjah–Dubai border. The organising idea is water: a swimmable crystal lagoon with beach areas runs through the middle of the scheme, and the homes are laid out to face it.
Homes run from 3 to 7 bedrooms, starting at 2,240 sq ft and AED 2,150,000, on a 30/70 plan with 10% to book and handover in 2028. That range is unusually wide for Sharjah — most communities stop at five or six bedrooms — so it suits larger families who currently have to compromise or move to Dubai.
The developer's specification lists floor-to-ceiling glazing oriented to the lagoon, private gardens and terraces on every villa, natural stone and hardwood finishes, and smart-home integration. Amenities are aimed squarely at families: kids' and family pools, landscaped parks, tennis, padel and basketball courts, a fitness centre and spa, a retail and dining promenade, and car-light internal roads so children can cycle safely.
One practical note. Sukoon is sold freehold subject to the buyer's nationality, which is how ownership has worked across Sharjah since Law No. 2 of 2022. We confirm in writing which title applies to you, and check it against the SRERD registration, before you pay anything.
Sukoon by Sanzen is Sanzen Developments' development in Sharjah. The release covers 3–7 br lagoon villas & townhouses, with prices starting from AED 2,150,000 and handover scheduled for 2028.
The payment plan is 10% down payment | 70% on handover — a 30/70 structure, so most of the value falls due when you receive the keys rather than during construction. We hold the current availability list, floor plates and unit-level pricing, and can tell you which layouts are still unsold before you commit.
Buyers pay no commission to us on off-plan purchases. We handle the booking, the paperwork with the developer and the SRERD registration, and stay with you through to handover and, if you choose, resale or leasing.
