Al Tay East sits on the Sharjah side of the border with Dubai — far enough out to be quiet and priced accordingly, close enough that Downtown Dubai and both airports stay inside a half-hour drive. It is a newer residential pocket rather than an established one, which is the trade-off: you buy earlier and cheaper, and you wait for the surroundings to fill in.
Sukoon is the lagoon community here. Crystal lagoons have reshaped the villa market across the UAE over the last few years, because they put swimmable water and a beach inside a landlocked plot — something Sharjah has very little of. For a buyer, the practical effect is that the water is the amenity people pay for, so lagoon-facing homes and homes a street back are not the same asset. Ask which you are being shown.
The other thing that makes Sukoon unusual here is the size range. Homes run up to seven bedrooms, and most Sharjah communities stop well short of that — so it draws larger families who would otherwise have to look at Dubai, and it gives the resale market a buyer pool that is smaller but much less well served.
