District 11 is the only commercial address on our books, and it answers a question residential communities cannot: what a business does instead of signing another lease. Eleven low-rise buildings hold office floors above ground-level retail, cafés, healthcare and a mosque, arranged around courtyards rather than car parks.
The location argument is a corridor one. Sitting directly on Sheikh Mohammed Bin Zayed Road puts staff and clients from Dubai, Sharjah and the Northern Emirates within a sensible commute, and the developer counts more than 50,000 students and researchers within five kilometres — which matters if you hire graduates.
Commercial property behaves differently from residential, and it is worth going in knowing how. Leases run longer and tenants are stickier, so income is steadier once let; but the tenant pool is narrower, fit-out costs fall on someone, and an empty commercial floor stays empty longer than an empty apartment. Space is sold by the square foot from AED 1,700, with units from 1,200 sq ft.
